Summer is long gone and the season for pumpkin spice and everything nice has officially begun. People are excited about the coming holidays and festivities and are characteristically more relaxed and happier as the temperature begins to drop during the Fall season. Though the leaves may be falling, the real estate market is on the rise during sweater weather. Many buyers are on the lookout and ready to purchase before the cold weather hits. This is actually the second-best time of the year to sell your home.

Amp Up the Curb Appeal

The first impression lasts, as they always say and for home buyers, the exterior of the house is always the first thing that they see. Make sure to trim the trees, the overgrown bushes, and shrubs and rake the leaves to make your yard look clean and presentable. Do a yard clean up, tidy up the lawn to make the exterior of your home more appealing to the buyers. Use autumn flowers and other potted plants to give it a more seasonal look.

Set the Right Temperature

As the temperature decreases in this weather, keeping your house warm and cozy should be at the top of your list. If you're doing an open house, remember to set the thermostat at a comfortable level to keep your guests warm and happy. Fire up the fireplace or use candles to give it a more personal touch. A lit fireplace during a house showing on a cold day helps create a cozy atmosphere. This is also the perfect time to make sure that your heating equipment or furnace is in good condition.

With the onset of the cold weather, days are getting shorter especially as Daylight Savings Time is coming to an end (November 5, 2017) and the nights get longer.  Having adequate and sufficient lighting will make a huge difference with how the house will look to potential buyers. Check up on your lights, replace the old ones and install new ones. Installing or updating exterior light fixtures will highlight your home especially during late afternoon until evening.

Use plush pillows on the couch and beds, add autumn flowers or plants to various rooms. Don't forget to use fall scents to your advantage too. Cinnamon, pumpkin spice and vanilla can definitely make the house smelling like autumn.
